Foreign investments in the Albanian real estate market in 2025 reached a record 561 million euros, which is 48% more than a year earlier. Such data is provided by the Central Bank of the country. In the 4th quarter of last year alone, investments by foreign citizens amounted to 158 million euros, showing an increase of 43% year-on-year.
The increase in the activity of foreign buyers is especially noticeable in the coastal regions of Albania, where demand for housing is traditionally high.
According to the analysis cited by the ACP publication, the share of the real estate sector accounted for more than 34% of the total volume of foreign direct investment (FDI) received by the country at the end of the year. For comparison, a year earlier this indicator was at the level of 24%. Thus, housing purchased by foreigners is becoming one of the main drivers of the Albanian economy.
The total volume of accumulated foreign investments in Albanian real estate over the entire observation period reached 2.63 billion euros, an increase of 29%. Over the past decade, this figure has increased almost 17 times.Real estate is confidently leading in terms of attracting FDI. The financial sector came in second place with 291 million euros, and trade came in third (162 million euros). At the same time, investments in the energy and extractive industries, on the contrary, decreased.
