In April 2015 the average price of secondary housing in Spain amounted to ˆ1636 per sq m, which is 1.1% higher than in March. This was the first positive indicator for the first time after seven months of decline prices, according to the portal about Spanish property Kyero , citing data from the joint study of the portal fotocasa.es and IE Business School.
Quarterly average price increase in Spain amounted in April to 0.4% in comparison with indicators of January 2015. In the same period last year was recorded a decline by 1.4%.
The monthly index of price growth shows a slow stabilization of prices in Spain, according to the portal.
The average cost of secondary housing remains 45% below the "peak" of 2007, when the cost per square meter amounted to ˆ2952. In 10 regions of the prices in seven years has fallen by more than 40%: in Rioja (-55,9%), Navarra (-51,3%), Aragon (-50%), Murcia (-49,4%), Castilla-La Mancha (-48,4%), Valencia (-47,1%), Catalonia (-46,4%), Asturias (-44,7%), Madrid (-44,2%) and Andalusia (-43,2%).
The monthly price increase in April was recorded in 15 regions, in comparison with only five regions last year. The largest price increase was recorded in Castile-La Mancha (+3%) and the Balearic and Canary Islands (+2.4 percent), while only in Navarra and the Basque Country, prices fell to minus 0.6% and -0,2% respectively.
The most expensive region of Spain is the Basque Country: the cost per square meter is ˆ2840, followed by Madrid (ˆ2214) and Catalani (ˆ2071). On the contrary, the most affordable second homes is located in the Castilla-La Mancha (ˆ1142 /sq m), Extremadura (ˆ1150) and Murcia (ˆ1163).
With regard to the provinces, 43 of them were recorded monthly price growth, from 7.4 percent in Toledo to 0.2% in Madrid and Alava. Prices fell in only three provinces: Vissoie (-0,1%), Navarra (-0.6%) and Palencia (-0,7%).
