According to data from the analytical company Landbank Analytics, there was steady demand for apartments in the primary Cyprus market in 2025, with buyers of new homes mainly targeting low and medium price segments.
The analysis was carried out on the basis of purchase and sale agreements submitted to the Department of Land and Geodetic Surveys. The objects sold at the construction stage were taken into account.
Apartments have remained the most popular type of housing. In 2025, 6,382 transactions totaling 1.77 billion euros were completed in this segment.
The distribution of apartment sales by price category is as follows:
- 150,000 - 300,000 euros:the most popular category. It accounted for 3,396 transactions, which is 53.2% of the total number of apartment sales.
- up to 150,000 euros:1,353 transactions (21.2%).
- 300,000 - 500,000 euros:1,205 transactions (18.9%).
- 500,000 - 750,000 euros:234 transactions (3.7%).
- 750,000 - 1,000,000 euros:60 transactions (0.94%).
- Over 1,000,000 euros:134 transactions (2.1%).
The private homes (townhouses and villas) market has demonstrated a different demand structure. Interest has shifted to higher price categories. In total, 1,437 houses were sold in 2025. Their distribution by price:
- 300,000 - 500,000 euros:the most popular category for homes. 574 transactions (40%) were recorded here.
- 150,000 - 300,000 euros:405 transactions (28.2%).
- 500,000 - 750,000 euros:255 transactions (17.75%).
- 750,000 - 1,000,000 vero:80 transactions (5.6%).
- Over 1,000,000 million:116 transactions (8.1%).
- Up to 150,000 euros:There are 7 transactions in total (0.5%), which highlights the almost complete lack of supply or demand in the budget segment of homes.
Apartments remain the main choice for both end buyers and investors. The demand here is concentrated in the price range up to 300,000 euros. The house market has clearly shifted to higher price categories. 40% of all house transactions were in the range of 300,000 - 500,000 euros.
The real estate sector continues to be the most important pillar of the Cypriot economy, offering options for any level of purchasing power, from affordable housing to luxury properties.
