Housing prices in Rome have increased by 2.5% over the past year, and the average cost per square meter has reached 3,091 euros.The growth was particularly noticeable in the last quarter and amounted to 1.8%. These are the data from Idealista. Of the 27 districts analyzed, only three showed price reductions: Casal Palocco Infernetto (-1.9%), Malagrotta Casal Lumbroso Ponte Galeria (-1.7%) and Casalotti Selva Nera Valle Santa (-1.1%).Growth was recorded in all other districts, the most significant in Garbatella-Ostiense (10.6%), Appio-Latino (9.8%) and Prati (9.7%). This is followed by Nomentano-Tiburtino (9.1%) and the city center (9%).In other areas, prices rose from 5.7% in Trionfale Monte Mario to 0.5% in Eur Torrino Giuliano Dalmata.
The historical center remains the most expensive area of the city with an average of 7263 euros per square meter, followed by Prati (5897 euros per square meter) and Parioli (5656 euros per square meter).In twelve districts, the average cost of housing exceeds 3091 euros per square meter, while prices vary from 4996 euros per sq. m. m in Nomentano-Tiburtino up to 3106 euros per sq. m. m in Portuense-Magliane.
In other areas, prices are below average: from 2936 euros per square meter. m in Prenestino up to 1989 euros per sq. m. m in Roma Est Autostrada, the most affordable area for buying a home in the Italian capital.
Over the past year, property prices in the province of Rome have increased by 0.8%, and in the last quarter, the increase was 1.5%.Among the 66 municipalities of the metropolitan area monitored by Idealista, 42 registered price increases.The most noticeable growth over the past 12 months was observed in Bellegra (21.5%), San Cesareo (16%), Monte Compatri (14.6%) and Aricce (10.3%).In contrast, 25 municipalities are experiencing a decline, with the sharpest in Segni (-19.1%), Sant'Angelo Romano (-17.7%), Sant'reste (-13.5%) and Civitella San Paolo (-11.5%).
Frascati is the most expensive municipality in the province, with an average price of 2,860 euros per square meter, followed by Grottaferrata (2,677 euros per square meter), municipalities near the airports of Fiumicino (2,611 euros per square meter) and Ciampino (2,525 euros per square meter). At the other end of the spectrum is Civitella San Paolo, where the average price is only 771 euros per square meter.Vincenzo De Tommaso, head of Idealista's research department, comments: "The price increase is due to the limited supply of real estate, which offset the negative effect of high interest rates on loans.In 2025, we expect a gradual and steady increase in prices, accompanied by a recovery in the number of transactions due to the reduction in mortgage rates and the return of demand, especially in large cities.
