In the 3rd quarter of 2025, prices for owner-occupied apartments in the Czech Republic increased by 21% compared to the same period last year, to 78,978 crowns per sq.m. These are the data from the FérMakléi platform.
Quarterly growth was 2%.
An increase in apartment prices on the secondary market has been recorded in all major cities.
Average prices for apartments from owners by city:
- Prague - 149,643 CZK per square meter (6150 euros)
- Brno -116,400 CZK per square meter (4790 euros)
- Ostrava - 62 088 CZK per square meter (2550 euros)
- Ust-nad-Labem 47,293 CZK per square meter (1,900 euros)
The cost of an average apartment of 80 sq. m. m in the capital increased by about 1.3 million crowns (53,500 euros) over the year, to 12 million crowns (490,000 euros).
