In the 2nd quarter of 2025, apartment prices in Serbia are 5.78% higher than in the 2nd quarter of last year, according to a report by the Republican Geodetic Survey (RGZ),
The rise in prices for residential real estate compared to the first quarter was 1.36%. Prices for secondary housing increased by 5.89% year-on-year, and for new buildings by 5.57%.
Apartment prices in Serbia have been continuously rising since 2019 and have almost doubled since then.According to the realtors interviewed by the Serbian Monitor, the trend is largely due to the fact that there are many private real estate investors on the market. In addition, agents note the growing demand against the background of a reduction in supply, which pushes prices up.Eurostat data for the 2nd quarter of 2025 show that apartment prices in the European Union increased by 5.4% compared to last year, but the dynamics in the European market varies greatly.The largest growth was recorded in Portugal by 17.23%, in Bulgaria by 15.51%, in Hungary by 15.12%, and in Finland prices fell by 1.33%.
