According to the Registration Agency, in the second quarter of 2026, 45,965 housing and land purchase and sale transactions were concluded in Bulgaria, which is 17.9% less than in the same period last year. The decline accelerated compared to the first quarter, when it was 15.5%. In the first half of the year, the total number of transactions decreased by 16.8% to 84,119. At the same time, the current market volume turned out to be 12.5% weaker than in the pre-crisis 2019, and only the pandemic 2020 showed lower results.

Despite the negative dynamics, market participants note that the second quarter is traditionally stronger than the first. The seasonal factor has worked, and this has somewhat mitigated the situation. The market is entering a more moderate phase, which is the only healthy development after the boom of 2023-2025, comments Gergana Tenekedzhieva, executive director of one of the agencies.

According to the broker, about 54% of transactions over the past six months have been discounted - sellers are forced to give in price from 2 to 10%. More significant concessions (over 10%) are found only in cases of clearly inflated prices. Buyers are increasingly resorting to mortgages: over the past three months, 60% of transactions have been using credit, and in Sofia this figure has reached 70%.
