Cascais and Algarve are the main magnets
In Cascais, the share of foreign buyers reached 81.3%. Representatives of Brazil, Russia and the USA are the most active buyers of real estate here. Cascais and neighboring Estoril remain a favorite destination for wealthy families.
In the central part of the Algarve, in the elite areas of Quinta do Lago and Val do Lobo, about 80% of buyers are foreigners, mainly from Great Britain, Ireland, Germany, Belgium and the Netherlands. In Vilamoura, international buyers account for 75%, with Germans, Dutch and Belgians leading the way. The eastern part of the Algarve - Tavira and Ollan - stands out for more affordable prices and attracts buyers with long-term investments.
Porto and Vila Nova de Gaia: Americans choose the north
Porto remains a predominantly domestic market: 73% of transactions are made by Portuguese, while foreigners account for 27%. Americans are the largest group of foreign buyers, followed by the French and Spaniards. The historical center is of the greatest interest.
In the neighboring city of Vila Nova de Gaia, the share of foreign buyers is higher than 33%, and US, British and French citizens also dominate here.
Oeste and Minho: proximity to Lisbon
In the Oeste region, foreigners account for 55% of all transactions. The Americans are back in first place, ahead of the French and Germans. The attractiveness of the region lies in its proximity to Lisbon, quality of life and competitive prices.
In Minyu, British buyers make up 95% of all foreign investors. Their main interest is the purchase of houses, and the main factors are the quality of life, heritage and the rising value of real estate.
Other promising areas
Lisbon remains the country's most dynamic and expensive market. The coastal areas of Alcantara, Belen and Ajuda, which retain their growth potential, are of interest. More affordable alternatives are Alvalade, Campo de Orique and Amoreiras.
In the Port, attention is drawn to the eastern regions of Campagna and Lordela with affordable prices, as well as Matosinhos with a steady increase in demand.
On the coast of Alentejo, Comport stands out - one of the most exclusive destinations with prices at the level of elite areas of the Algarve. South of Melides and Zambujeira do Mar are considered as areas with great growth potential.
The islands of Madeira and San Miguel are also experiencing steady growth in demand and prices.
