The Turkish real estate analytics platform Endeksa has analyzed the investment attractiveness of Istanbul's neighborhoods. The key factors that were taken into account were: prices for the purchase and rental of housing, the payback period for investments, previously recorded price changes, the volume of supply on the market, and market forecasts.

Areas with lower real estate prices turned out to be more profitable than the central ones, meaning it is more profitable to invest in apartments in them.

It is noteworthy that some of the most expensive districts of Istanbul and Turkey in general, such as Saryer, Besiktas and Sisli, did not reach the top positions in the ranking.

At the same time, unexpected areas have become leaders. Gorkem Ogut, CEO of Endeksa, noted that in rapidly developing locations outside the city, such as Sanjaktepe, Sultangazi and Pendik, real estate is becoming more expensive due to population growth and new projects. Another important factor influencing the assessment of investment attractiveness is rental profitability. According to Ogut, it is usually higher in developing areas than in long-established ones, as rental demand often exceeds supply. As a result, the cost of housing is growing rapidly, bringing income to investors.
