The average asking price of real estate in Portugal, according to the Imovirtual portal, increased in 2025 from 350,000 euros (in 2024) to 420,000 euros. This means a 20% increase , which amounts to approximately 70,000 euros in absolute terms. The main reasons:There is a shortage of supply, continued demand, and the structural strengthening of several regional markets, which leads to price increases throughout the country, not just in large cities.
As for rentals, the average price in the country increased last year from 1,250 to 1,300 euros, that is, by 4%
(50 euros).Although there was a more moderate increase in the rental sector, it was more noticeable in areas where previously the lowest rents were observed.
According to analysts, the market is becoming more fragmented and heterogeneous, as demand for purchases remains high and is being redistributed to other territories besides large cities. Price increases are now typical not only for large urban centers. The price increase also reflects a change in housing search patterns due to adaptation to a limited supply.
