In Belgrade, prices in early 2025 range from 1960 to 4369 euros per square meter.
In Novi Sad, a square meter costs 2,519 euros. This is the most expensive market in Serbia after the capital one. It closes the top three among the large cities of Nis (1,669 euros per square meter). Next are Kragujevac (1,521 euros per square meter), Subbotica (1,307 euros per square meter).
The cost of housing is lower in the south of the country. There, buyers pay around 1,000 euros per square meter.
The market has stabilized, and forecasts for the coming period are optimistic, according to realtors.
"Demand is particularly pronounced for apartments of a smaller area of up to 50 square meters, which are most often chosen as the first apartment both in Belgrade and in other major cities such as Novi Sad, Nis and Kragujevac.It is in this segment that the fastest-growing shortage is observed, which has created additional price pressure, especially in municipalities with good infrastructure, public transport and additional amenities.
Nenad Avram, director of the real estate agency, comments: "Of course, due to all that is happening and the general uncertainty, the market has slowed down a bit, but people with money are active.The demand is good, although the property is largely overvalued by the owners...». "Interestingly, apartments under construction are more expensive than those that are already ready for sale and occupancy."
Avram also notes a reduction in rental demand:.. we no longer have the demand as it used to be.Prices have dropped, so property owners must now accept the new reality and adapt to the new dynamics in the market.
