The increase in house prices in Serbia in 2024 ranged from 5 to 20%, depending on the location, said Milic Djokovic, vice president of the expert council on real estate.
According to Djokovic, apartments have risen in price due to the increase in the cost of materials and wages of employees, as well as inflation of the euro "1000 euros now and last year" is not the same figure, that is, the same figure, but it is not worth the same".
The most expensive city to buy real estate in Serbia is, of course, Belgrade. Housing prices there range from 2,000 to 10,000 euros per sq. m. The largest increase was recorded in Mirievo and Iakovo. "In the Old Town, the cost per square meter increased by only 2-3%, to 4000 - 5000 euros, and in Mirievo a square was previously sold for 1800 euros, and now for 2500 euros, that is, the jump was 30%," explained Djokovic.
Housing prices in the primary and secondary markets differ. "The average price of an apartment in a new building in the capital is about 3,000 euros per square meter, and the finished housing is 2,300 euros, 2,400 euros," the expert noted.
In his opinion, sales in Belgrade will grow, as many people purchase apartments for rent to students.
As for the impact on the market of the start of construction of facilities for EXPO 2027, so far it has not affected demand and real estate prices in any way, Djokovic believes.The exhibition will be held in Belgrade from May 15 to August 15, 2027.
According to experts, there is stagnation in the Belgrade market now – sales have slowed down due to the fact that prices are high. At the same time, there are no prerequisites for their reduction due to the large influx of people to the capital.
