Apartments and houses in Italy have risen in price by 16% since 2019. Such data is provided by Idealista, referring to the Consumer Research Center.
The most expensive city to buy a home is Milan. Prices here exceed 5,400 euros per square meter. This is followed by Florence (4,365 euros per square meter) and Bologna (3,566 euros per square meter).
The most affordable real estate in Italy is in the municipalities of Perugia (1,299 euros per square meter) and L'Aquila (1,451 euros per square meter).
The biggest price jump in six years was recorded in Trieste, plus 50%. It is followed by Milan (+39.5%) and Trento (+33%).
Of all the major cities monitored, only Genoa saw a decrease in real estate prices, by 3.7% compared to 2019.
Real estate prices will continue to rise in 2025, making home ownership in some cities virtually unaffordable unless you have significant capital, said Gabriele Melluso, president of Assoutenti research company. In some areas, there is a strong imbalance between supply and demand, which leads to an increase in prices to astronomical values. Meanwhile, in other cities, properties that were once residential are increasingly being converted into short-term rental properties, which is exacerbating the housing crisis and directly affecting sale prices.Source: Idealista
