The problem of housing shortage in Spain is already serious, but in 15 years it will get even worse if more houses are not built in the country. This is reported by the Association of Developers (APCEspaña) and the consulting company Colliers in the report "Land Demand in Spain for 2024".
Currently, the shortage of housing due to the imbalance between supply and demand reaches 408,000 units. According to forecasts, while maintaining the current pace of construction, the deficit will grow exponentially, reaching more than 2.74 million units in 2039. The figure is based on a forecast by the National Housing Institute for an increase in households by 250,000 per year due to immigration, a reduction in the average size of apartments and an increase in investment transactions.
Madrid and Barcelona may face a deficit of 770,000 apartments in 15 years, which is 12 times more than now. To prevent this, it is necessary to build more.
