The analysis of the Slovenian real estate market for the 2nd quarter of 2022 has been published

According to the Statistical Office of the Republic of Slovenia, the national housing price index increased by 16% in the year to the 2nd quarter of 2022.Adjusted for inflation, the increase was 7%.

In Ljubljana, the capital of Slovenia, the price index in the secondary housing market in the second quarter increased by 16% year-on-year (adjusted for inflation - 7%). In the rest of the country, apartments have risen in price by 18% year-on-year (adjusted for inflation by 9%).

After the boom in the early noughties, the Slovenian real estate market weakened in 2008 due to the global economic crisis.The following years were difficult.House prices, at least adjusted for inflation, fell every year until 2014.

The market began to recover in 2015 and has been trending upward ever since, even despite the Covid-19 pandemic in recent years.

Demand remains stable.According to the Statistical Office, in the first half of 2022, the total number of housing transactions remained virtually unchanged compared to the previous year.The volume of sales in monetary terms in the first half of the year amounted to 884.09 million euros, which is 7.4% more than in the same period last year.

According to the Bank of Slovenia, despite rising interest rates, the total volume of housing loans increased by 11.6% in the 3rd quarter of 2022.

Activity in housing construction continues to grow slightly.In the first ten months of 2022, the number of construction permits issued increased by 2.8% compared to the same period last year (up to 3,655 units).
