According to the Turkish Institute of Statistics, 37,785 properties were sold in the primary housing market in February 2026, which is 5.9% higher than in the same month last year. The secondary housing sector also showed growth (+6.0%) with a result of 86,764 units.
Mortgage transactions continued to grow: sales of mortgaged homes increased by 42.3% year-on-year, reaching 25,035 units.
Property sales to foreigners decreased by 2.9% in February (to 1,506 properties). Transactions with citizens of other countries accounted for 1.2% of the total. By the end of two months, the decrease reached 12.1% (a total of 2,812 transactions).
The three leaders in housing purchases in Turkey among foreigners in February were traditionally led by Russians (191 transactions). They were followed by Iranians (131) and Iraqis (106).
Non-residents purchased the most apartments and houses in the provinces: Istanbul (721), Antalya (390) and Mersin (79). Turkish resorts are still some of the most affordable properties to purchase by the sea.
