Taking into account the calendar corrections, the picture looks less optimistic. After "clearing" the data from the effects of fluctuations (different number of working days), the new-build market showed a decrease of 1.5% compared to June 2025, and secondary housing by 8.6%. At the same time, relative to May 2026, sales of new buildings, adjusted for correction, increased by 2.3%, and of secondary housing by 0.9%. The number of leveraged transactions increased by 72.1%. Every fifth purchase in June was financed by the bank. At the same time, other sales (excluding loans) increased more modestly by 7.1%.
In the first half of the year, total home sales decreased by 3.1% compared to January-June 2025. The decline occurred exclusively in the secondary market, while the segment of new buildings practically retained its previous year's positions.
Sales to foreigners: growth compared to June 2025
In June, foreigners purchased 2,015 apartments and houses, 20.1% more than a year ago, although their share in the total remains modest (1.6%). The leaders in the number of transactions were citizens of Russia (381 purchases), Of Ukraine (170) and Iran (170). Most of the facilities were purchased by international buyers in the provinces: Istanbul (837), Antalya (667) and Mersin (149).
The dynamics of June is encouraging, but it is too early to talk about the restoration of stable sales growth to foreigners.
In the first half of the year as a whole, sales to foreigners decreased by 9.2% compared to the same period last year.
