In July 2026, the Cyprus real estate market showed steady growth: 2,040 contracts were submitted to the Land Department for registration, which is 11% more than in the same period last year. This is the best result since the beginning of the year and the first month when this indicator exceeded the mark of 2000 transactions.
In the first seven months of this year, the total number of registered contracts reached 12,047, which is 14% higher than in 2025. At the same time, growth is observed every month, and the most significant jump (by 27%) was recorded in June.
The main drivers of the market are Limassol and Pathos, which account for more than 70% of the total increase in transactions. In Limassol, 695 contracts were signed in July (+20% compared to last year), and in seven months the indicator also increased by 20% to 3959. Pathos showed similar dynamics: 395 transactions in July and a 20% year-on-year increase.
More modest but steady results are demonstrated by Larnaca (436 contracts, +10%) and Nicosia, where the number of transactions remained virtually unchanged in July, although an increase of 5% in seven months. In Famagusta, after a strong first quarter, there is a slight slowdown, but the overall seven-month growth remains at 10%.
According to the Central Bank of Cyprus, in the first quarter, residential property prices increased by 7.5% year-on-year amid high demand and rising construction costs. Foreign investors are particularly active: sales to them increased by 21.1% in the first four months, while growth among local buyers was 9.3%. Ask Wire analytics also notes that the 50 largest transactions in the first half of the year totaled 286.4 million euros, with more than half of this amount accounted for Limassol.
