In recent years, home sales in Spain have increased, and foreigners have contributed a lot to this. Last year alone, they purchased almost 93,000 apartments and houses, accounting for 14.6% of the total number of transactions, according to real estate registrars.
In 2024, citizens of Great Britain, Germany, Morocco, France and the Netherlands bought the most properties.The largest share of foreigners among property buyers, according to Idealista, is in the regions:
- Alicante (33.2%),
- Balearic Islands (31.5%),
- Malaga (27.1%),
- Santa Cruz de Tenerife (25.8%)
The share of foreigners exceeds 20% in Girona (24%) and Las Palmas (20.2%).
Other notable provinces include Almeria (17%), Murcia (16%) and Granada (15.4%), as well as Tarragona (14.2%), Castellon (13.7%), Valencia (12.8%), Huelva (12.4%) and Cadiz (11.9%).
Provinces with a significant domestic market but fewer foreign home buyers include Barcelona (9.5%), Seville (5.8%), Gipuzkoa (5.3%) and Madrid (4.6%).
If we take large cities, the leaders are Valencia (12.8%), Barcelona (9.5%) and Madrid (4.6%).
Demand from foreign buyers is expected to remain high in 2025, although the British are gradually losing ground to other nationalities, especially on the Mediterranean coast, as well as in the Balearic and Canary Islands.
