Interest in other cities besides Milan is steadily growing due to the price difference. In the metropolitan municipality, the average price of housing, as of September 2025, is 5143 euros per square meter. This figure is significantly higher than in other provinces of Lombardy.
In neighboring provinces, prices for apartments and houses are significantly lower: Como (2,270 euros sq.m. Brescia (2,179 euros per square meter), Monza Brianza (2,088 euros per square meter). The most affordable provinces are Lecco (1,644 euros per square meter), Bergamo (1,488 euros per square meter), Cremona (1,198 euros per square meter), Mantua (1,114 euros per square meter) and Pavia (1082 euros per square meter).
The municipality of Milan is naturally the most expensive in terms of rental costs (an average of 23.5 euros per square meter, as of September 2025). In the neighboring municipalities of Milan, rental rates (23.5 euros per square meter) are almost twice as high as in other provinces of Lombardy.
Vincenzo De Tommaso, Idealista Italia representative explains: "The strong price gap between Milan and the provinces continues to drive centrifugal forces, making remote areas increasingly attractive to young families and people working remotely." The development of infrastructure also contributes to the displacement of the population.
