Poland has overtaken many other countries in terms of new home prices growth in 2024, the report showed.

A report for 2024 on prices for new real estate from the consulting company Deloitte has been released. As part of the study, analysts examined the situation in 27 European countries and Israel, as well as in 75 individual cities of these states.The average prices per square meter in new homes were compared.

The study showed that last year, the largest increase in house prices among European countries was recorded in Poland (19.3% year-on-year). This is followed by Albania (16.5%), Israel (12.7%), Bosnia and Herzegovina (12.7%), Hungary (11.9%), Croatia (11.5%).

However, in absolute terms, the average price per square meter in Poland (2,792 euros) remained below the European average and significantly lower than in the UK (5,203 euros), Germany (4,800 euros) and the Netherlands (4,157 euros).

In Krakow, Poland's second largest city, housing prices rose more in 2024 than anywhere else by 28.1%. Krakow is followed by Jerusalem (25.2%) in Israel and the Albanian cities of Tirana and Vlora (both 25%).

Warsaw (21.7%) recorded the third largest increase among all capitals.The average price per square meter of new apartments has reached 3849 euros, which is even slightly higher than in Rome (3839 euros).

Comparable prices took place in 2024 in other capitals of Central and Eastern Europe, including Bratislava (3,909 euros) and Budapest (3,863 euros).For comparison, the most expensive cities in Europe are still significantly ahead of them in terms of prices: Luxembourg (11,074 euros), Munich (10,800 euros) and Paris (10,760 euros).

The consulting company's findings coincide with data from Eurostat, according to which Poland experienced the fastest annual increase in house prices in the EU in the first three quarters of 2024, after which the dynamics declined sharply at the end of the year.
