Despite these shifts, the largest volume of requests still comes from Austria, Germany, and the United Kingdom, which together account for almost half of all foreign interest. In particular, the British showed monthly growth of 17%, although demand remains slightly below last year's level.
Foreigners are most interested in Budapest. About 30% of all requests were aimed at facilities in the capital, especially in districts II, VI and XIII. Other sought-after areas are III and XI.
Outside Budapest, major regional centers such as Debrecen, Gyor, Szeged and Pec have also attracted attention, along with border and university towns. This suggests that foreign buyers are not only targeting the capital, but are also considering economically active and education-oriented regions.
What is in demand?
Most foreign buyers do not focus on luxury real estate. The most popular price range ranges from 41 to 80 million Hungarian forints (approximately 100,000 200,000 euros). American buyers are particularly concentrated in this segment, while the Swiss are interested in properties up to 120 million forints (295,000 euros).
Overall, almost three quarters of all foreign inquiries relate to properties priced below 80 million HUF (196,000 euros), indicating a clear preference for the middle price segment.
Experts note that it is still difficult to distinguish foreign investors from Hungarians living abroad, who may consider returning to their homeland. The latter group could play a key role in addressing the labor shortage and supporting Hungary's economic growth if they decide to return.
Although overall foreign demand continues to show a downward trend year-on-year, it seems that the surge from key markets indicates that Hungary's real estate sector continues to remain attractive, especially for value-for-money international buyers.
