Slovenian realtors observe a reduction in the growth rate of real estate prices, although there is no talk of a decrease.
"Apartment price growth has slowed down significantly since the beginning of 2022, and since the second half of the year it has practically stopped, that is, we are no longer seeing a rise in prices at the moment," says agent Alain Komich from ABC Nepremi nine.
The latest data from the Statistical Office show that in the first quarter of 2022, housing prices increased by 4.1% compared to the previous quarter and by 19.6% year-on-year. At the same time, apartments on the secondary market rose in price by 5.5% on a quarterly basis, and in new buildings, on the contrary, fell in price by 8.9%.
Economic uncertainty and rising mortgage interest rates are leading to a reduction in demand for real estate, especially among those who buy housing for rent. The potential change in taxation, which will reduce income for property owners, also negatively affects the situation. The government has announced plans to increase the tax on the rental of real estate from 15% to 25%.
