Italian property prices continue to rise despite declining demand

According to a recent study by the Bank of Italy, in the 1st quarter of 2026, housing prices in the country continued to grow steadily, despite a reduction in the number of transactions and weakening consumer demand. The regulator notes that the price increase has spread more widely than in the previous quarter, and discounts from the initially requested cost have become less.

At the same time, the number of home sales decreased compared to the same period in 2025, and demand from buyers is weakening. Realtors also report a reduction in new sales requests "The supply on the market remains severely limited, which pushes prices up.

At the same time, rents continue to rise, albeit at a slower pace than before. The slowdown is most noticeable in large urban agglomerations.

Experts call the main reason for the current paradoxical situation a shortage of supply with inertially high prices of previous periods. Buyers are forced to compete for a limited number of objects, although the general interest in buying is already decreasing.

Realtors themselves expect market conditions to deteriorate in the coming months, especially in the long term. Thus, the Bank of Italy states a turning point.: the market is moving from an active growth phase to a cooling phase. Prices are still rising by inertia, but fundamental demand factors are already pointing to an impending trend change.
