According to Stefan Miskovic, President of the Association of Real Estate Agencies, Montenegro's expected accession to the EU is not the main pricing factor. It can lead to stabilization rather than an immediate jump.
In the coastal regions, foreign buyers play a significant role in the market. In the capital Podgorica and in the north, prices are mainly driven by domestic demand.
Current prices by region:
Podgorica.The price of apartments in new buildings is about 2,500 euros per square meter, in premium projects up to 4,000 euros per square meter. Secondary construction is about 2,000 euros per square meter.
Primorye.Prices are higher than in the capital. In Budva from 3,000 euros per square meter, in a bar from 2,500 euros per square meter, in Tivat and Kotor by the sea up to 5,000 euros per sq. m. The most affordable Ulcinj;(about 2000 euros per square meter).
Niksic.About 1400 euros per square meter, in new buildings 1800-1900 euros per square meter.
Kolasin.Prices have stabilized at 2000 euros per sq.m.
Mishkovich believes that a sharp drop in prices is not expected. They are expected to stabilize or slightly increase at the rate of inflation and rising construction costs. In general, Montenegro's real estate market has reached a plateau after strong growth.
