As of the first quarter of 2025, Phuket has 40,600 residential units for sale in 343 projects under construction.Condominiums prevail, accounting for almost 83% of the total number of proposals - 33,704 units in 124 projects.The remaining 6896 units belong to the category of land plots, villas and townhouses.
Demand is starting to rise in the secondary real estate market, where more than 32,000 apartments are in circulation.Ready-made housing attracts due to the lower price per square meter, while new buildings have advantages due to modern layouts and improved characteristics.The average cost of apartments without a brand in the primary market is 139,000 baht per square meter ($4,201), and 100,000 baht ($3,022) in the secondary market.
The rental sector reflects general trends, with demand particularly high in Chengtalaya, Rawai and Patong.One-bedroom apartments remain the most popular for both short-term and long-term rentals.The cost of short-term apartment rentals averages 26,616 baht per month ($804), while the cost of renting premium class villas averages almost 180,000 baht per month ($5,441).
Recently, the fight against illegal daily rentals in condominiums has intensified, which may reduce investment enthusiasm in this segment in the future.
