The Swiss real estate market remains stable

Real estate prices in Switzerland continue to rise as demand remains high.

The cost of housing in apartment buildings increased by 2.6% compared to the previous quarter and by 8.6% year-on-year. The pace of price growth demonstrates the positive attitude of investors, although it still lags behind the peak figures of 2022.

Office real estate has risen in price by 3.6% over the last quarter and by 7.4% over the past year.

In the 4th quarter of 2024, rental rates decreased slightly in most regions of the country. At the same time, rental prices for new apartments decreased by 0.6% compared to the previous quarter, while non-residential housing decreased by only a nominal 0.1%.

Despite the quarterly decline, which is probably due to seasonal factors, the annual statistics show positive trends for the rental market. Rental prices for new apartments increased by 1.4% compared to the same quarter last year, and for non-standard housing the growth was even higher - by 2.7%.

Office rentals rose in price by 1.2% year-on-year, indicating steady demand for commercial space.
