On May 20, 2026, a new EU regulation comes into force, which obliges short-term rental platforms such as Booking and Airbnb to remove all ads that do not have a valid registration. This rule is expected to lead to a significant reduction in supply on the Bulgarian market.
According to experts, about half of all facilities commissioned through these platforms in Bulgaria do not meet the new requirements and will be automatically deleted after May 20.
This will force property owners to either legalize their activities by registering, or completely withdraw from the tourist rental market. It is expected that in the short term, the changes will trigger an increase in daily rental rates, as supply will decrease sharply.
