A study published by Opereta Real Estate shows that in some of the most prestigious areas of Split at the foot of Marjan Hill, average prices have risen above 6,100 euros per square meter.
The analysis is based on completed purchase and sale transactions registered in the official Information System of the Croatian Real Estate Market. The study included data on 1,092 apartment transactions made during 2025 and through April 20, 2026.
Matej Samardzic, Regional Director of Opereta Nekretnine in Dalmatia, noted that the city's real estate market is becoming more and more segmented.
"The Split market is no longer homogeneous. There are clearly different segments, from more affordable apartments to very luxurious properties that function as a separate market, Samardzic explained.
The median price of an apartment in Split in 2025 was 194,150 euros, while the average price reached 211,387 euros. Analysts say that the gap between the median and the average reflects the impact of a small number of expensive deals that pull up the overall averages.
According to the report, about 25% of apartments were sold at prices below 140,970 euros, while another 25% went above 256,000 euros, highlighting the growing polarization of the market.
When analyzing prices per square meter, the median price was 4,038 euros, and the average was 4,065 euros. The majority of transactions were concentrated in the range of approximately 3,400 to 4,600 euros per square meter.
A typical apartment sold in Split has an area of about 51 square meters, with half of all transactions involving properties ranging from 36.8 to 63 square meters, indicating a high demand for small residential units.
The largest number of transactions was registered in the following areas:
- Zhnyan (Žnjan)252 transactions
- Meja (scaron;i) 204
- Visoka – 68
- Plokite – 64
- Lovret (Lovret) – 53
According to the analysis, these areas offer a balance between price, quality of housing and affordability, making them one of the most active residential areas in the city.
Premium locations
The highest real estate prices in the city were recorded in several prestigious coastal and central areas.:
- Mejeabout 6,162 euros per square meter
- Varosh (Varoš)about 5,169 euros per square meter
- Bachwice (Bačvice)about 4,926 euros per square meter
These areas benefit from proximity to both the sea and the historic center of Split, while limited supply continues to drive demand and price increases.
