The most significant transaction of the half-year was recorded in Limassol, where the building and adjacent plots in Moni were sold for 55 million euros. In general, Limassol has confirmed its status as the main center of expensive real estate in Cyprus: it accounted for six of the ten most expensive sales with a total value of 117.2 million euros, accounting for more than 50% of the total volume of all 50 largest transactions.
Paphos came in second place with three deals totaling 35.5 million euros, followed by Famagusta (21.4 million euros) and Larnaca (21.2 million euros). In Nicosia, the sum of the ten largest sales reached 26.7 million euros. Pavlos Loizu, CEO of Ask Wire, noted that the list was based on transactions with land plots intended for the construction of luxury housing and hotel facilities.
Analysts also noted a steady increase in demand for office real estate, which is associated with the expansion of international companies in Cyprus. At the same time, eight of the ten most expensive deals were concluded in the first quarter of 2026, which, according to Loizu, may reflect the impact of geopolitical uncertainty in the Middle East, which influenced investment decisions in the second quarter.
