The demand for premium detached home in the heart of Bangkok remains stable despite the volume of new supply appearing on the market during 2015-2016, according to the online version of the newspaper Bangkok Post citing data from the Thai Builder A-List Development Co.
Managing Director A-List Development Co VIN Characret notes that in the segment of premium detached houses competition remains high, as well as increased demand from potential customers living in the moment, in the townhouses or condo. He said that the number of new homes in the city center increases, while the prices of apartments in the new condominiums are constantly increasing. So, in the prestigious area of Sukhumvit, the cost per square meter luxury condo is TBH 200 000-300 000 (€5150-7700).
House in Central Bangkok are offered predominantly small construction companies, because large developers are ignoring this segment. Just Central Bangkok, there are 17 such projects that were started in 2013-2016, and the total number of objects in them is 1023 home. In Sukhumvit district, the average cost of such houses is around THB 40 million (about €1 million). Of the total supply in 896 objects remain unsold today 54%.
