According to the cadastre, the number of foreigners selling real estate in Armenia exceeds the number of buyers. In particular, in the 1st quarter of 2026, 548 sales transactions, 501 purchase transactions and 24 transactions involving both purchase and sale were completed. Thus, in the 1st quarter of this year, foreigners purchased 525 properties and sold 572.
Apartments accounted for the majority of real estate purchased by foreigners (60.2%), followed by garages (13%), land (11%), private houses (10.3%), public buildings (5%), and industrial buildings (0.3%) accounted for the smallest share. Apartments also accounted for the largest share of sales - 39.5%, followed by land plots (30.1%) and private houses (25.3%). Garages accounted for a small share (3.1%), public buildings (1.6%) and industrial buildings (0.3%).
The most active buyers and sellers of real estate in Armenia are citizens of the Russian Federation, the United States, Iran, a number of European and CIS countries.
