The real estate market in Naples is showing a significant upturn: in the 1st quarter of 2024, secondary housing rose in price by 2.6%, resulting in an average price of 2,823 euros per sq. m. This increase corresponds to an annual growth of 11.5%, which highlights the dynamism of the residential sector in this Italian region.
For comparison, prices in Milan did not change compared to the previous quarter and increased by only 1.6% year-on-year. In Rome, prices also remain stable (+0.1 quarter-on-quarter and -0.1 year-on-year).
Vincenzo de Tommaso, Head of Research at Idealista in Italy, comments: "The real estate market in Naples has reached a record. This is due to the growing demand for homes and the lack of supply.
The most expensive municipality in the province of Naples remains Capri with an average price of 9543 euros per square meter, followed by Anacapri (7027 euros per square meter), Massa Lubrense (4173 euros per square meter), Ischia (3695 euros per square meter) and Vico Equense (3419 euros per square meter). The most affordable housing is in the cities of Roccarainola (899 euros per sq. m.) and Cicciano (962 euros per sq.m.).
In general, in Italy in the 1st quarter, the cost of apartments and houses increased by 0.6% quarter-on-quarter and by 2% year-on-year. The upward trend was observed in 16 of the 20 regions of the country.
