Citizens of other countries purchased almost 97,500 properties, which accounted for 13.8% of total sales. Despite the absolute record for the number of transactions, the share of foreign buyers in the Spanish real estate market has decreased by almost eight tenths of a percentage point compared to 2024 and by more than one percentage point compared to the peak of 2023, when they accounted for almost 15% of transactions.

At the top of the rating is Alicante, where they accounted for 43.29% of transactions completed in 2025. Next, the list looks like this:

Who's buying?
In absolute terms, the British remain the main non-local buyers in Spain, although their share is gradually decreasing. Last year, they purchased 7,665 properties, which is 7.97% of all purchases made by foreigners. This is followed by:

- The Dutch are 6,071 (6.3%)
- Moroccans 5,524 transactions (5.74%)
- Romanians 5,042 (5.24%) The French are 4,918 (5.11%)
Russians are not among the ten largest home buyers in Spain. The number of transactions with them decreased sharply after the cancellation of the Golden Visa program in April last year. Demand remains among Russian citizens who are already residents of Spain.
The new data from the registrars also reveals the geographical preferences of different nationalities when buying a home in Spain.
