According to the report, 1,130 purchase and sale transactions were carried out in Cyprus in 2025, with the predominant share being land plots for construction, and the value of field purchase and sale transactions exceeded the average by more than two times.
The average cost of the fields was 507,440 euros, and the plots were 239,170 euros. This difference is explained by the fact that fields represent larger areas with strategic investment potential, while land plots are primarily intended for residential needs.
- Nicosia:341 land sales and 83 field sales were registered in the capital.
- Limassol: 191 plots and 90 fields were sold.
- Larnaca:173 land sales and 64 field transactions.
- Pathos:77 deals with plots and 46 deals with fields.
- Famagusta:A completely different picture is observed in Famagusta, since the land market mainly consists of fields. 53 sales of fields and 12 sales of plots were registered.
"The land market fuels the constant demand for residential and commercial developments, and the field market is turning into a silent giant of strategic investments," said Andreas Christoforides, CEO of Landbank Group.
He stressed that the average land prices in Paphos and Limassol, reaching 850,000 and 700,000 euros, respectively, reflect investment value rather than traditional agricultural use.
