According to the Land Department, in February 2026, real estate sales increased by 11% compared to the same month last year. Analysts note strong demand from both local residents and foreign buyers.

Growth by segment
- Local demand:increased by 6%. Cypriots bought the most in Limassol (+26%) and Famagusta (an increase of 2 times), while sales sank in Paphos and Larnaca.
- EU buyers: showed a 20% increase. The most popular location for Europeans remains Paphos (+39% over the year).
- Buyers from non-EU countries: increased activity by 22%. The largest increase in transactions was recorded in Paphos (+31%) and Larnaca (+30%).
Foreigners continue to play a key role in the regional economy. In Paphos non-residents (both from the EU and from third countries) They bought more than twice as many houses as the locals. In Larnaca, the total purchases of foreigners also exceeded the demand from Cypriots.
Experts fear that the escalation of the conflict in the Middle East could overshadow the prospects of the industry. At the PERE Asia 2026 summit in Singapore, investors expressed concern that a protracted conflict would trigger a new wave of inflation and rising loan rates, which would reduce the attractiveness of real estate investments on a global scale.
