According to the Turkish Statistical Institute, in May 2026, the country's residential and commercial real estate market recorded a general decrease in sales compared to the same period last year. At the same time, the segment of mortgage transactions showed growth, while the interest of foreign buyers remained, albeit with a noticeable decline.
The total volume of home sales in May amounted to 93,333 units, which is 31.2% less than in May 2025 (135,664). In the first five months of 2026, 569,537 facilities were sold, 6.6% lower than in January and May of last year.
In May 2026, foreign citizens purchased 1,387 residential properties by 27.0% less than a year earlier. The share of foreigners in total sales was 1.5%. In January and May, sales to foreigners reached 7,680 units (a decrease of 15.1% compared to the same period in 2025).
Russians purchased the most apartments and houses in Turkey in May, followed by Iranians and Ukrainians.
Total sales of commercial properties in May amounted to 11,434 units, which is 30.9% less than in May 2025 (16,555). Since the beginning of the year, 68,963 properties have been sold, 9.7% lower than last year's value.
