The downturn in the French real estate market is coming to an end, notaries say. However, data for the 3rd quarter of 2024 show that prices for finished real estate have fallen in many regions.
Only five cities or regions in France, including Poitiers and Caen, recorded price increases for the year to the 3rd quarter of 2024. In other cities, housing has fallen in price during this period, in some places by more than 10%.
The report, which is being prepared by the French Notary Association, is the most comprehensive and covers all sales of secondary real estate in the country. However, it is traditionally released with a two-quarter delay, as it takes a long time to collect and analyze data.
The report also contains incomplete data for the period up to the beginning of 2025. It was on their basis that the notaries concluded that the recession was almost over. In the 4th quarter, prices for apartments and houses remained mostly stable and there was even a general increase in some regions (for example, in Ile-de-France).

In the Ile de France, prices for finished real estate decreased by 5.3% in the year to the third quarter of 2024.
