Housing in Prague continues to rise in price

Prices for buying and renting apartments in the Czech capital have reached record levels, as demand is high due to the growing population, and there is not enough supply. Since 2014, housing prices have risen by 160%.

The cost of renting an apartment in Prague in 2024 averaged 412 CZK (16.4 euros) per sq. m. In the most expensive area, Prague 2, rents, according to the Deloitte Real index, rose to 477 CZK (19 euros) per sq. m. Competition for rental housing is high: developer PSN recently He reported that 108 people apply for every vacant apartment in Prague, which is 50% more than in September 2024.

Buying real estate is also expensive.The apartment is 60 sq. m. m is now worth about 8.3 million Czech crowns (331,000 euros), which is almost 10% more than last year.

To afford an apartment in Prague, today you need to earn almost 15 times more than ten years ago. 

According to the developer Central Group, there are not enough 88,000 apartments in Prague to meet the current demand.
