Well Established Guest House in Bansko

This property is a very well established chalet business in the heart of Bansko and has been in operation since before the completion of the construction of the gondola lift.  The location of the property is ideal for access to the gondola, but also within easy walking distance of the old town of Bansko.

The property, as previously mentioned, has been used as a short-term holiday rental establishment for the last twenty years, providing food and accommodation to guests occupying the 5 rental units.  (The owners reside in the main building – but there is the potential to add a further four letting rooms here, if the property is bought for business purposes.)  

The Main Building

The central area of the ground floor comprises a large seating and dining area for guests with a bar, sofas and a large dining table for up to 14 diners.  Just off this area is the catering kitchen which is fully equipped to cater for maximum capacity.  There is a large fireplace in the centre of the room.  There is also a guest toilet off this area which houses a concealed washing machine.

One of the rental units is also incorporated on the ground floor, comprising twin beds and an en-suite bathroom.  

On the other side of the ground floor, you will find a large storage and technical room, housing the Pellet Burner and two water boilers with a combined 420 litre capacity.  These have been installed in such a way as to allow complete flexibility based on which parts of the business have guests, for example, each of the two bungalows can be isolated from the supply in order to save on running costs.  This room also provides excellent storage for skis, bikes and other sporting equipment.

On the upper floor of the main building, there is a terrace at the top of the stairs which has an Eastern aspect.  On the Southern side of the main building, there is a large and spacious balcony which spans the entire length of the building.  

The owners currently reside in this part of the property, but it is clear to see the potential to create four additional letting rooms and to convert what is currently being used as the kitchen back to a bathroom (as it was previously), meaning that it could have a total of 4 additional letting bedrooms and 2 bathrooms.

Upon entering, there is a corridor which has a substantial storage area with sliding doors.  The first door on the left provides access to the first bedroom comprising a single bed and bedroom furniture, currently being used as a small office.

The next door is for the second bedroom which comprises a double bed and bedroom furniture, as per pictures.  Next door is the bathroom which is tastefully finished and also houses a washing machine.

Further along the corridor on the left is the kitchen which is fully equipped (and the room which can be converted back to a bathroom, should the need arise.)  Next to the kitchen is another double bedroom with dual aspect and comprising a double bed and bedroom furniture.

Finally the living room is very, very comfortable and spacious and is equipped with sofas, a dining set, coffee table and side tables as well as a TV unit.  Again, this room benefits from being dual aspect, with large windows allowing lots of light in.

The Bungalows 

The bungalows are identical in format and each comprises two rooms which have been used for lets.  They are both in excellent condition.  Every room in each bungalow has an en-suite bathroom with toilet, shower and sink.  Two of the bedrooms have twin bed setups, one of them has a double bed set up and the last is set up as a family room with a double bed, but also bunk beds.  This enables the owners to cater for all eventualities.

The Grounds

Outside area (which is completely walled around) includes a long drive to provide parking for at least 4 cars as required (although there is ample, free, on-street parking around the property.)  There are some small and easy to maintain garden areas and a hot tub (which is in need of repair) is also included.  To the rear of the property is a substantial storage unit of about 20 sq.M

All of the bedroom areas, both in the bungalows and in the main building, are carpeted and this is very unusual in Bansko but really contributes to a sense of cosiness.

Overall this property, would make a fantastic home for an extended family – but really it’s ideal for a business, as per the previous 20 years.  I would say there are a number of potential options.  The rise of coworking/co-living presents an obvious business opportunity, but also there are long and short term rental opportunities, either catered or not, potential accommodation for retreats, activity holidays and team-building trips.
